Whether you call them a rental agent, a letting agent or a managing agent, the cost has the same two parts, a once-off placement fee and a monthly management fee, so it pays to compare like with like.
The management fee
Most Cape Town rental agencies charge a monthly management fee calculated as a percentage of rent collected. The typical range in Cape Town is 4–6% per month for management, often combined with a separate tenant placement fee. On a R15,000/month rental, a management fee of 4–6% works out to R690–R1,035/month (VAT inclusive where the agency is VAT registered): a straightforward cost to model into your yield calculation.
Some agencies quote a flat rand amount rather than a percentage, which can appear attractive on higher-value properties, but always convert it to an effective percentage of your actual rent to compare fairly across agencies. Always ask whether the fee is quoted inclusive or exclusive of VAT.

Tenant placement fees
When a tenant is placed, agencies charge a placement fee. Separate from the ongoing management fee. This covers advertising, viewings, application screening, and lease preparation. The typical range in Cape Town is 6%–10% of one month’s rent excluding VAT, though some agencies charge a flat fee.
What to watch for
- Lease renewal fees, not all agencies charge these, but some do. Worth clarifying upfront.
- Photography and advertising, usually absorbed by the agency as a cost of tenant placement, but confirm this before signing.
- Minimum fee clauses. On lower-value properties, check whether a minimum rand amount applies regardless of the percentage.
The real question
The management fee percentage matters less than what you get for it. An agency charging 8% that responds slowly to maintenance calls, places weak tenants, or lets rent fall behind is more expensive than one charging 10% that keeps your property occupied, maintained, and paying on time.

What The Property Bureau charges
For transparency, here is our own fee. Full management is a flat 11.5% of monthly rent collected, fully inclusive, no extras. That one percentage covers tenant sourcing and credit screening, lease drafting under the Rental Housing Act, monthly rent collection through the PayProp trust-accounting platform, arrears management, ingoing and outgoing inspections with photographic record, maintenance coordination, annual rental reviews and monthly owner statements.
Tenant placement on its own is 7.5% of the annual rental, collected once in month one, where the owner takes over management after the tenant moves in.
