Constantia is unlike any other suburb in the Southern Suburbs, or in Cape Town generally. Spread across the lower slopes of the Constantiaberg, it is defined by large private stands, mature trees, vineyards, and an absence of the density found in its northern neighbours. Constantia Village provides the retail hub, with Steenberg Village and the various wine estate farm stalls adding to the lifestyle offering. The pace is slower here, the roads are wider, and the properties are larger. For tenants who can afford the price of admission, Constantia offers a standard of residential life that is difficult to match.

Getting around
Constantia is not a walking suburb: a car is essential. The M3 provides highway access to the CBD (25 to 35 minutes) and to the southern peninsula. The suburb is well-served by Uber, though response times can be longer than in denser suburbs. Constantia Village, Steenberg Village, and the Constantia Uitsig area each have their own clusters of services, but day-to-day mobility requires a vehicle.
What landlords should know
The Constantia rental market is smaller by volume than the middle-market suburbs, but it is remarkably stable. Tenants here tend to stay longer and to look after properties well. Two or three year lets are common. The trade-off is a shallower pool of qualified applicants and longer vacancy periods between tenants.
