The management fee
Most Cape Town rental agencies charge a monthly management fee calculated as a percentage of rent collected. The typical range in Cape Town is 4–6% per month for management — often combined with a separate tenant placement fee. On a R15,000/month rental, a management fee of 4–6% works out to R690–R1,035/month (VAT inclusive for registered agencies) — a straightforward cost to model into your yield calculation.
Some agencies quote a flat rand amount rather than a percentage, which can appear attractive on higher-value properties — but always convert it to an effective percentage of your actual rent to compare fairly across agencies. Always ask whether the fee is quoted inclusive or exclusive of VAT.
